The Agent's Name On The "For Sale" Sign!

Representation is very important when buying a home.  Agency is the relationship between an agent and their client.  An agent representing the seller does just that, represent the seller.  When a buyer calls the seller's agent, they will try very hard to represent both, but that can be difficult.  In most cases, they know too much information on both sides to remain impartial. 

You as a buyer, needs full representation to negotiate the best price and terms of the sale.  This is done by selecting your own Real Estate Agent.  This is called a Buyer's Agent.  The buyer's agent is generally paid, not by the buyer, but the seller.  This arrangement is part of the agreement between the members of the multi-listing service to which the agents belong.  There are very few exceptions to this, your agent will be able to explain this in further detail.

By having your own agent, your agent can negotiate on your behalf and be able to focus on your needs only.  A seller's agent tries to get the most for their client the seller.  A buyer's agent tries to negotiate the lowest price for their client.  You can see how this present a problem.
